Monsoon AC Care in Mumbai: A Pre and Post-Rain Routine

Jun to September is when AC faults cluster: mould on coils, tripping outdoor units, blocked drains and corrosion. A two-visit routine keeps them away.

Mumbai skyline under a monsoon sky

Between June and September, humidity in Mumbai, Thane and the Kalyan belt stays high enough that an air conditioner is working as a dehumidifier as much as a cooler. That changes what fails and when. Two short service visits — one before the rains, one after — prevent most of the expensive monsoon faults we are called to fix.

Why monsoon is hard on an AC

Three forces act at once. Relative humidity above 80 percent means the indoor coil condenses far more water than in April, so the drain system runs at its limit for months. Outdoor units sit in rain and salt-laden coastal air, which accelerates corrosion on fins, screws and brackets. And usage patterns change: units run for longer stretches, often at lower set temperatures.

The result is predictable. Drain overflows spike, mould odour appears, outdoor capacitors fail from moisture ingress, and condenser fins clog with a mix of dust and organic debris that plain water will not shift.

None of that is bad luck. It is a maintenance calendar problem.

The pre-monsoon visit (May)

This is the most valuable service of the year. Ask for:

  • Coil and blower cleaning at jet or foam level, so the unit starts the season with clear airflow.
  • Drain flush and slope check, plus insulation inspection on the condensate line.
  • Outdoor unit check — condenser fins cleared, fan free, capacitor tested, bracket and anti-vibration pads inspected.
  • Electrical inspection at the isolator and the indoor terminal block for loose connections.

If your outdoor unit is exposed to direct rain, confirm it is a weatherproof model or add a top cover that does not restrict airflow. A cover that blocks the discharge will do more harm than the rain.

During the season: weekly habits

Three minutes a week prevents most mid-monsoon failures.

Check the indoor drip point. Look at where the condensate exits outdoors. If water is trickling rather than flowing, or nothing is coming out while the unit runs, the drain is starting to block.

Wipe the louver and filter weekly. In humid conditions, dust on a damp surface becomes a mould substrate. A dry cloth weekly is enough.

Run the unit in fan mode for ten minutes before switching off at the end of the day. It dries the coil and tray, which is the single most effective defence against the sour smell that appears in July.

Also watch for water staining on the wall near the indoor unit. It usually appears before a visible drip.

After heavy rain: five checks

Once the worst of a spell passes, run these checks:

  1. Outdoor unit dry? Water in the electrical box after driving rain can trip the MCB. If it trips repeatedly after rain, stop resetting and call.
  2. Fins intact? Storm debris bends condenser fins and blocks airflow. Straighten or clear before running.
  3. Bracket sound? Check for rust and looseness, especially on high-floor brackets. This is a safety item, not a comfort item.
  4. Drain flowing? Rain does not clear a blocked drain — it adds to it.
  5. Smell test. A damp, musty odour after rain means the coil needs foam cleaning.

The faults that peak in July and August

Our call log for these two months is dominated by four issues.

FaultTypical causeFix
Indoor water overflowBiofilm in drain tray and pipeDrain flush plus tray clean
Musty smell on startMould on damp coilFoam jet service and dry-run habit
Tripping after rainMoisture in outdoor electricsDry, reseal, test capacitor
Weak coolingClogged condenser with wet debrisCondenser cleaning

All four are cheaper to prevent than to repair. A ₹549 pre-monsoon service frequently prevents a ₹1,799 PCB replacement.

Post-monsoon: the visit that sets up summer

October is the second key slot. The unit has just run its hardest season, coils are soiled with a season's dust, and the outdoor unit has been through months of rain. A standard service now means the unit goes into next summer clean, with a drain that has been proven clear.

This is also the right moment to check corrosion on coastal-facing installations in Mumbai and Thane, and to replace any rusted bracket before it becomes a safety issue. If the AC is going to be idle through the cooler months, run it in fan mode for a while, switch off at the isolator, and cover the outdoor unit with a breathable cover — not a plastic sheet that traps moisture.

Two visits a year, in May and October, is the whole routine. Everything else is a symptom of skipping them.

Key takeaways

  • Humidity, not heat, drives most monsoon AC faults.
  • Service in May, again in October — two visits cover the year.
  • Weekly drain and filter checks prevent July overflows.
  • Fan-mode drying after use stops mould odour.
  • Never cover an outdoor unit with a plastic sheet that traps moisture.

Frequently asked questions

Should I cover my outdoor AC unit during the monsoon?

A breathable top cover is fine. A plastic sheet that wraps the unit traps moisture and restricts airflow, which causes corrosion and overheating.

Why does my AC smell musty in the rains?

Mould grows on a coil that stays damp. Foam jet cleaning removes it; running the unit in fan mode for ten minutes after use prevents it returning.

Can I use my AC during heavy rain?

Yes, if the outdoor unit is properly installed and weatherproof. If the MCB trips after rain, switch off and have the electricals checked before using it again.
